What I'd argue matters most when hiring a contractor isn't the quote or even the finished product — it's whether the person running the job is genuinely accountable. Miles is. We chose Delaney's Home Improvements over two other bids not on price but because Miles actually came out, looked at the existing stoop carefully, and explained what he'd do differently and why. In fairness, the finished work speaks for itself, but that initial conversation is what sold us. I'd use them again without hesitation and would recommend them to anyone in the area looking for a contractor who follows through.

What I can say with confidence, having had previous bad experiences with contractors who disappeared mid-project or delivered work that deteriorated within a season, is that Delaneys operates differently — and that distinction matters more than any single job detail. Miles ran a clean, communicative operation from the estimate through to the final walkthrough; the crew showed up when they said they would, which sounds like a low bar but apparently isn't in this industry. The stoop itself looks exactly as discussed and has held up beautifully through some genuinely rough weather since installation. More to the point, this is the kind of contractor you put in your contacts and actually keep there — I would use them again without hesitation, and I have already passed their name to two neighbors who asked.

Had a contractor do the asphalt at one of my other properties two years ago — patchy finish, showed cracks by the following spring, and the invoice was a mess. Miles and his crew were a different story. Clean work, showed up when they said they would, and the invoice was itemized and straightforward. Hired them for two of my properties now and both driveways look sharp. Tenants have noticed, which I count as ROI.

Dreaded getting this done, honestly. Got the quote in early April, scheduling took about a week to confirm, crew showed up on the agreed date, old surface was broken up and hauled away that morning, fresh asphalt was laid and compacted same afternoon. Start to finish in one day. It looks completely clean and even, and I have not had a single issue since.
